Foncière Magellan is a real estate investment and asset management company set up in 2010 by Steven Perron in Nantes and approved by the Financial Markets Authority (AMF). Foncière Magellan specialises in commercial property and high value-creation assets. It creates and manages property investment funds for private and institutional investors. A range of vehicles and legal structures is available to meet the needs of all types of asset: dedicated Club Deals, Co-investments, SCPI investments, FPCIs, OPPCIs, SLPs, etc.

Foncière Magellan helps bring to life and develop property projects beneficial to regions by connecting local authorities and key players and raising dedicated funds. More broadly, it takes part in the renewal of regional real estate in key sectors undergoing major change, such as healthcare, education, industry and the workplace, following the lead of the SCPI Foncière des Praticiens. This investment fund, which has been awarded the Socially Responsible Investment (SRI) label, is open to the general public. It is designed to direct savings towards financing medical care, treatment and consultation facilities (medical practices, health centres, rehabilitation centres, etc.) throughout France, thereby reinstating easy medical access within local communities.

Turgot Asset Management, a financial and property asset management company

Turgot Asset Management is a multi-asset management company, mainly looking after financial assets -equities, bonds- and property, some of which are integrated into life insurance policies and retirement savings schemes.

A specialist in residential property investment, ViaGénérations is the first financial vehicle to support social integration via lifetime investments. It is specifically designed to simultaneously promote homecare for the elderly people and increase their purchasing power on a life annuity basis (via a Unit of Account (UA) as part of life insurance and capitalisation policies). Fully recognised for its social and regional impact, this SCI supports elderly people to stay in their own homes.

Allowing the elderly people to access resources previously tied up in their residential assets, or enabling them to move to regions affected by property speculation or attrition of main residences through the purchase of usufruct, Turgot is an essential link in local continuity. It revitalises local areas and maintains local shops and health services due to the nature and quality of its investment funds, thereby contributing to the circulation of wealth in the local residential economy.

Baltis and Proximea, committed alternative investment platforms

Created in 2016, Baltis is an alternative investment platform dedicated to local and corporate funding. Dedicated to the Grand Ouest region, Proximea is a regional platform whose mission is to contribute to the attractiveness and entrepreneurial development.

Baltis and Proximea provide 4 investment products:

  • property crowdfunding to finance property professionals,
  • equity investment in high impact start-ups in the property and construction sectors,
  • renewable energy financing (EnR),
  • a split real estate offer to invest in commercial premises in city centres (Puzzle by Baltis).

The entry ticket is €100, enabling everyone to financially support useful projects at a local scale with an impact on citizens’ daily lives. Baltis also offers opportunities to democratise positive investment on a larger scale and to make all forms of investment (venture capital funds, decimalisation, Club Deal, etc.) accessible to everyone. Baltis and Proximea have already financed more than 180 projects for nearly €85 million.
